A census has been taken, July 31, 2016, in accordance with CDSL 20-02 "By election Procedures Act".... There are 70 names on the list.

AM at 74.08% - breakeven = 55.55% - Private Sq. Meters = 27,648 Private Prim Allocation= 12,638 of 15,000
NFS at 88.75% - breakeven = 79.39% - Private Sq. Meters = 37,280 Private Prim Allocation= 8,512 of 15,000
CN at 63.79% - breakeven = 72.44% - Private Sq. Meters = 40,800 Private Prim Allocation= 9,336 of 15,000
Mon at 84.63% - breakeven = 78.31% - Private Sq. Meters = 6,144 Private Prim Allocation= 2810 of 3750

Widget I'm a bit confused by this. If breakeven is 83.49%, and current tier collections are 81.68% but the collections are more than the $970 required, how does that work? Thanks for clarifying.

I created some of that confusion by not updating two numbers. Here's my (sloppy) error:

Monthly tier expense is $970. Current tier collections are $1,081.51 - 81.68%. Breakeven is 83.49%

This should have been updated to read: Estate-wide costs are $970 and current tier collections are $1,086.97, which is 80.21%. Breakeven is 75.74%.

While we are running in the black overall, two of our regions — Colonia Nova and FDS — are running in the red from two perspectives. Occupancy for Colonia Nova is 63.79% , 11.93% below it's sustainability rate of 72.44%. CN is generating $171.73 of it's tier, which is $195. FDS is generating $79.51 of $95. These shortfalls are being met by income from the four regions which are more than meeting their goals.

There may very well be additional confusion if you take into account CDSL 24-01 Responsible Estate Management Act which treats 75% as the sustainable occupancy level. Yet four of our six regions are sustainable below 75%. (see snapshot in earlier posts.) CDSL 24-01 states

1. If a region in the CDS fails to generate more than 75% of its monthly tier expense for more than three consecutive months, the Chancellor is empowered to take steps to sell the region, if he /she deems it in the best financial interests of the CDS. The Chancellor will determine the sale price of the region based on the average market sale price for regions of that type at that time.

CN is $23 short, FS is $15; more or less.

I'll take one, if someone else takes the other. Ofc that does nothing for occupancy rates, but that's a long-term problem which we're gonna have to keep working on.

Agreed. The last time I checked, FDS was nearly full -at least judging by the lack of yellow on the map.

Is it possible that there's some lag with the numbers and that it's doing better than we think?

[edit]Never mind, I just checked inworld and there's more yellow than I thought.

Yes, unfortunately due to the recent erroneous 'CDS is closing' missive, we lost one of our long-time citizens who owned a large parcel on FS. It's a shame as FS WAS almost full for a short time. However, overall it seems that the regions are viable enough to support each other and that's not an easy task these days.

An important clarification: "current tier collections" include funds paid ahead as well as for current tier. Occupancy rates are a better indication of current financial health at the time of the snapshot. As of the time of the most recent snapshot, occupancy was 2.5% below sustainability.

Estate-wide tier to LL is $970. We pay $195/month each for AM, CN, LA and NFS. $95/month each for Mon and FDS. Current tier collections* are $930.15. Occupancy is 64.31% (down from 66.20%) Breakeven is 68.70%.

"Current tier collections" include funds paid ahead as well as for current tier. Occupancy rates, taken together with the Treasurer's reports, are an essential indication of fiscal health of the CDS.
