Locus Amoenus Specific Covenant

Locus Amoenus (LA) is inspired by and modelled after a rural Mediterranean area. Two independent fishing villages on the north and south sides of the Locus Amoenus bay with a large area of countryside in the east.

1. Building style that is consistent with those of rural, timeless, pre-modern Tuscany; from post-Roman (this means Roman builds can exist, but would be ‘old’ rather than new) up to and including pre-WW1 (1914). 2. Maximum height of all builds will be 15m.
(Exceptions can be made for windmills, lighthouses or small towers as part of a building, but must be specially approved by the Chancellor)

3. Land use is residential and light commercial

4. Any permanent posters and signage on the exteriors must be consistent in size and style with the region theme. Full Bright is not allowed. Media must be restricted to the parcel (Sound> Media: Restrict MOAP to this parcel).

5. L.A. is a 30 K region with a prim multiplier of 2. For example, a 1024 sq.m. parcel has 936 prims.

6. All building exteriors must use pre-industrial materials, namely:
a. Structural elements: stone, wood, terracotta, clay, brick or marble
b. Roofing elements: wood, slate or terracotta shingles
c. Flooring elements: terracotta, marble, stone, brick, mosaic tile or wood.
d. Wall elements: stone, clay, brick, terracotta, stucco or wood.
e. Door and window elements: wood or metals, raw or painted.
f. Large panes of glass must be partitioned by appropriate framing.

1. Zone V: (Città Vecchia or Centro Storico)
Parcel V01 - V21
Zone V is the oldest part of Locus Amoenus. Fishermen settled here to use the bay of Locus Amoenus as a safe harbour.

The buildings in this zone are small prefab buildings which are anchored on public land and can not be removed by the parcel owner. The architecture is “densified so the parcels overlap the roads at some point. There, decorations like chairs, tables, posters and plants can be placed outside the house but need to fit the Tuscan theme.

2. Zone PF: (To Limani)
Parcel P01 - P03; P14 - P16; P18; F08- F14

Newer, slightly more modern-looking village along the outer and inner harbour with a more spacial overall feeling.

Restricted to the original buildings which are anchored on public land and can not be removed by the parcel owner. Before making a replacement, rebuilds of the existing buildings must be specifically approved by the Chancellor.

3. Zone CP: (Countryside)
Parcel C3A, C3B, C3C; C02, C1B, C1A; P21 - P25; P37 - P42

1. Parcel owners in this zone are allowed to place their own buildings which must be specifically approved by the Chancellor.
2. Buildings in this zone should resemble styles found in the rural Mediterranean area.
3. 20% of the parcel will be open space, forested, pond, garden, patio or agriculture. There must be a minimum of 3 trees per 1024m2 of plot area.
4.Height exceptions:
Parcel C3A and C3B = 10 meters
Parcel P21 - P25 = 10 Meters. The height of a building can only be 15 meters if two of those parcels are used together.
P38 = grandfathered (the tower is between 15 and 20 meters. The house has been there for ages and is always occupied)

4. Zone F (Boat Parcels)
Parcel F01 - F07

Parcels for watercraft, marina buildings and underwater gardens: All permanent buildings must fit the Mediterranean theme and need to be approved by the Chancellor.
