I will start the thread with my own plan - please excuse the crudeness of the image.
Basically, this plan previews a sim with a 2x prim multiplier, 42 plots. It follows the RA indications except that one plot is slightly larger than the max 1024 m2, being at 1152 m2. It is also in concordance with the General Master Plan being prepared, which can be visited for the present at School, Classroom 3 (a public exhibition of the GMP is being prepared).
Returning to this sim plan, the idea is to create a zone with higher density on the North of the sim that is adjacent to the city walls - thus making a natural continuum from the dense city. To the south of the river, bigger plots will create a less dense space that will be easier to connect to whatever AM-West will be one day.
My proposal is also that we use gardens with paths and plazas to 'open' the dense cityscape - instead of a more 'denser' street solution - thus using the natural slope to allow scenic views at these gardens and plazas over the sim. I also propose that we create 'breathing areas' around the river with quays, namely a largish quay which can be used for public events at this sim.

Below is my proposal for the 4th sim of the CDS:
In brown are areas of greater density for 19 plots measuring 512 sqm.
In pale green are areas of lesser density for 25 plots measuring 1024 sqm.
In mustard are public areas.
In fuchsia are public roads.
There are mainly three quarters divided by rivers. As you can notice all riverbanks are public areas.

Here are the why:
1) System of quays at end of Cardo to let avies have their small boats and sail west to east
2) Strip recovered on west edge for sea+small beaches
3) Quarter C= homogeneous larger lots
4) Quarter B and A = "green pedestrian or gardens area" extended between lines of smaller plots
In general it might look too "rationalist", but this could mitigate the effect of too many different typologies of buildings.
i think Ulysses plan is great! Can you incorporate his ideas he is MUCH more versed on Roman theme than Moon is .........and ancient roman theme in SL than Symo even............please listen to our citizens guild. ... All of them! Not just the blessed few. I hope others will submit their ideas.. Personally i will not vote for the one lot that is oversized, we need uniformity please and following the RA's direction.

This probably is the place for comments, if anyone has them; although personally I plan to spend some time looking and listening before reaching a conclusion. Looking to get some guidance from the Guild about whether there's a deadline or specific period of review, for these plans. Regards Jamie P

I've been asked to do some money analysis on this most recent 4th sim proposal, a synthesis of the proposals of Moon, Symo and Ulysses.
The important number from the new sim proposal, insofar as money goes, is the total square meters of income generating land: 29,184 square meters. I'll look at tier here, cause it's by far the most important consideration for future finances. Using a rate range which we established for Colonia Nova (which is a 1x prim multiplied sim), here's what we come out with for "4th sim".
On CN we charge between L$2.133 and 2.986 per square meter per month for tier. This means that tier is:
512 sqm parcels = between L$1092 and 1528 / month
1024 sqm parcels = between L$2184 and 3056 / month.
As I said, CN is a 1x prim multiplied sim. If we were to double the prims for each parcel, which has been proposed, tier would be:
512 sqm = between 2184 and 3056 / month
1024 sqm = between 4368 and 6112 / month
Obviously, tier could be in a range, depending on where your parcel was located. This is intended just to give some idea of the range.
Now, using those numbers, let's see if we can raise the US$295 needed each month to pay the LL tier.
Using the 1x multiplier rates, like on CN:
Rate = 2.133/month ( a 512 parcel costs 1092 and a 1024 parcel costs 2184 ) we make US$217/month... not enough.
Rate = 2.986/month ( a 512 parcel costs 1528 and a 1024 parcel costs 3056 ) we make US303/month... just BARELY enough
Using the 2x multiplier rates:
Rate = 4.266/month ( a 512 parcel costs 2184 and a 1024 parcel costs 4368 ) we make US$434/month... a healthy margin
Rate = 5.972/month ( a 512 parcel costs 3056 and a 1024 parcel costs 6112 ) we make US$606/month... a very healthy margin
Now, I don't expect us to charge a single rate over the entire sim... that would be a big departure from our other sims (sorry, I forget whether that's true in AM). But these numbers I think provide some sense of what our rates will need to be in order that we can responsibily add a new sim and keep it paid for.

Thanks all, for the kind volunteering of the hard work that gets us to this step. There are four things I'd like to have sorted out, in this pricing question. Here's my take on them:
1. Margin. Sim4 prices should yield *some* margin. Or else we go broke if we're not fully rented. That would be bad. When we sold A.M., we did not sell out 100%, and it has half this many lots (18 vs 42).
2. Double prim. So far as possible, we should have consistent pricing across sims. (Or any disparities should be deliberate and based on policy.) I'd assume that doubleprim lots should be priced more like other doubleprims than other singleprims.
3. Commerce. I am concerned that there's no obvious retail in Sim4. So I would like us to think about doing one of two things. (1) Creating specific retail in Sim4 AND giving it special rights/limits BEFORE we sell it, so that the Commerce Commission's ideas are put into effect without displacing any current owners; or (2) saving some Sim4 lots to attract RELOCATIONS from other CDS lots we might want to clear, using incentives, in order to meet Commerce Commission goals.
4. Voids. I would like to know what possible uses of voids are in the near future, because their balance sheet WOULD potentially have an effect that aggregates with SIm4 .. and their benefits as a view attraction also could affect Sim4 desirabilty.
