It might be worth mentioning in this conversation that around the time the RA voted to approve purchase of a sim extending the Roman theme of Colonia Nova (which resulted in Locus Amoenus), there were no parcels available to purchase in CN for several weeks. On the day of the vote there had not been one parcel available to purchase anywhere in the CDS for the past two weeks.

To me this shows that the slowdown of land sales in the CDS could have as much to do with the overall market as with decision-making by the RA. It seems possible that if the RA had chosen to purchase two new sims for the CDS in that vote (one Roman and one Alpine, which was considered), our community might now be in a worse position than it is.

A question that interests me is: how many of the parcels for sale in Colonia Nova over the past six months have been sold by members of NuCARE?

One thing that I haven't seen discussed in either this thread or the discussions about whether we should have the same per prim fees everywhere in CDS is the effect of covenant strictness or lack thereof on the desirability and therefore value of a given parcel.

For example, the covenants intra muros in Neufreistadt tend to the restrictive as compared to south of the river in CN, where skyboxes are allowed. To what extent are people willing to pay more for ,or more inclined to purchase, parcels with less restrictive covenants?

I believe the answer is pretty darn close to "all of them."

Just because the RA and Guild makes a decision it does not make it a correct one. I was against changing the theme from the beginning. I hear just because the RA and the Guild makes a decision it must be followed to the letter and no changes are permitted. I was for connecting the 2 Sims and was told at the time "it was not possible", "how dare you disagree with the majority!"
The CN sim is looking a bit bare these days and the LA sim is even in worse condition. They are rather bleak and bland when comparing them to neuf and alpine. There does not seem to be a market or interest in these sims. I hear lets join other Sims and dilute the central theme. neuf and alpine compliment each other. It is a winning combo! Passing into CN from alpine is like going through some sort of time and space barrier. The change is a shock to the self, painful to the eyes.
A big mistake was allowing sky pads; they take away from the sim and turn the sky into a garbage heap. It makes the cds look like any mainland sim or even Caledon. If citizens were force to build on the ground or close to it, the sims would be much more interesting.
I can hear people say "she is mouthing off again" and the CN debate lead me to follow Kendra to Port Neualtenburg. I was able to join the Guild there.
Now both the Port and Kendra are gone and I am at such a loss. I am the last member of the Guild besides Ulrika. I was refused entry into the neuf guild and will not join the new one!
I was going to keep quiet but Kendra's passing means there is no returning to the past no matter how much I hope for it. Thus I speak out since am a passionate person, a strong person. I will not be silent even though it is against the ruling class and majority coalition.
