ALPINE MEADOW SIM-WIDE COVENANTS - DRAFT1 (2011-02-08)
Alpine Meadows has a pre-industrial, rural Alpine theme. It is a double prim sim. Each 512 m2 parcel has 234 prims allotted instead of the usual 117.
Alpine Meadows has four zones, defined by expected appearances of builds and/or different administration of land: Hamlet (H), Mid-Slope (S), Top Plots (T) and Commons (C) .
Alpine Meadows has 4 different typologies, defined by plot type: A, B, C, and D.
All Plots in Alpine Meadows are identified by a string XY0,corresponding to Typology-Zone-Number.
BUILDING (GENERAL )
1.All the buildings exteriors must be built in pre-industrial materials: Structural elements can be stone, brick or wood; roofing elements can be wood, slate, terracotta shingles or thatch; exterior flooring can be brick, ceramic, stone or wood; wall elements can be stone, brick, wood or stucco; door and windows can be wood or metal, raw or painted, but large panes of glass, of any color, must be partitioned by appropriate framing.
2.Terraforming is allowed within a difference of +2/-2 meters
BUILDING (BY ZONE)
1. Hamlet (H) - Zone H is on the north side of the sim, adjacent to Colonia Nova. Buildings in this zone aim to resemble the styles of building found in Alpine Europe, but can incorporate classical elements such as columns, entablatures and pediments in their design, to allow visual transition of style to the Colonia Nova sim.
2. Mid-Slope (S) – Zone S is the middle of the slope. Buildings in this zone aim to resemble the styles of buildings found in Alpine Europe.
3.Top Plots (T) – Zone T is the top of the slope, up to the border with the Neufreistadt sim. Buildings in this zone should resemble the styles of building found in Alpine Europe, and should aim to link visually with the styles present in Neufreistadt.
4. Commons (C) – Zone C is for all public land and structures in Alpine Meadows, including landscape features, rivers and roads. Private builds are not permitted in this zone. BUILDING (BY TYPOLOGY)
A Plots – A plots can feature a château. At any given point, the maximum height of the builds is 26 m above the intersection of the build with the ground. Buildings must preserve a distance not inferior to 4 meters from neighboring plot borders. The borders can have trees of small gardens. A Plots must have an open area for garden or woods not inferior to 40% of the area of the plot. The border area counts towards the 40%. These areas can feature small builds like gazebos and pavilions, as long as they meet the border and height rules. These plots must have no less than 4 trees per each 512 m2 of plot area.
B Plots – At any given point, the maximum height of the builds is 26 m above the intersection of the build with the ground. . Buildings must preserve a distance not inferior to 4 meters from neighboring plot borders. The borders can have trees of small gardens. B Plots must have an open area for garden or woods not inferior to 40% of the area of the plot. The border area counts towards the 40%. These areas can feature small builds like gazebos and pavilions, as long as they meet the border and height rules. These plots must have no less than 4 trees per each 512 m2 of plot area.
C Plots – At any given point, the maximum height of builds is 20 m above the intersection of the build with the ground. Construction must be kept to at least 2 meters from the plot borders. The borders can have trees of small gardens.
D Plots – At any given point, the maximum height of builds is 20 m above the intersection of the build with the ground, The external appearance of the pre-fab buildings in the D plots is fixed and must not be altered.
